Many well-located centres outlive the retail format they were built for. The real estate is still correct; the plan around it is not.
Redevelopment means understanding what is structurally sound, what has to be demolished, and which uses the trade area will actually support now — then rebuilding the tenant mix and the site around that answer.
This work is done while a property is occupied and trading, so sequencing, tenant relations and construction staging matter as much as the design itself.
